Andel supplies 722 FlowStop® 2 units for landmark development at Great Charles Street, Birmingham

The UK’s leading developer of specialised leak detection, water sustainability, flood defence and environmental protection systems, Andel, has supplied 722 FlowStop® 2 smart water protection units to John Sisk & Son for the Great Charles Street development in Birmingham – one of the city’s most significant new residential schemes.

Located on the edge of Birmingham’s Jewellery Quarter, the Great Charles Street project will deliver 722 apartments across three buildings, including a 39-storey tower that will form a prominent addition to the city skyline. The development will also feature extensive resident amenities, commercial space and improved public realm, supporting the wider regeneration of the area.

Following a competitive tender process, the project’s M&E contractor selected FlowStop® 2 to provide apartment-level protection against water leaks and burst pipes across the entire development.

Residents will benefit from extensive shared facilities including fitness, co-working and communal spaces, alongside ground-floor commercial units and enhanced public realm.

The challenge

Given the scale, density and long-term operational profile of the scheme, protecting apartments from water damage and escape-of-water incidents was a key design consideration.

In large, multi-occupancy residential developments, even a single undetected leak can escalate quickly – causing damage to multiple apartments, disrupting residents, and leading to costly insurance claims and remediation works.

For Great Charles Street, the project team required a solution that could:

  • Provide individual apartment-level protection
  • Automatically detect abnormal water use and isolate supply
  • Support both occupied and unoccupied apartments
  • Be proven, NSF REG4 approved and suitable for high-volume deployment
  • Offer long-term reliability with minimal maintenance

The solution also needed to be commercially competitive and straightforward to install at scale within a demanding construction programme.

The solution

Following a competitive tender process, the M&E contractor selected Andel’s FlowStop® 2 as the preferred water protection solution for the scheme.

Andel supplied 722 FlowStop® 2 units, providing dedicated protection to every apartment across the development.

Each unit offers multiple layers of protection, including:

  • Continuous flow protection to prevent prolonged leaks
  • Excessive flow rate detection to stop sudden pipe failures
  • Low-temperature freeze protection, particularly valuable during winter periods
  • Non-use isolation, safeguarding vacant or temporarily unoccupied apartments

FlowStop® 2 continuously monitors water flow and automatically isolates the supply if abnormal conditions are detected, helping to prevent costly escape-of-water incidents before damage occurs. Its combination of NSF REG4 approval, configurable protection settings, strong value for money and suitability for large residential schemes made it a strong fit for a high-rise Build-to-Rent project of this scale.

The outcome

Supplying FlowStop® 2 to every apartment ensures a consistent approach to water protection throughout the development, helping to reduce risk, protect building assets and minimise disruption for future residents.
